Adult-Only Policy

Guests must be 21+. No children or minors permitted.

Reservations & Deposits

• One-night stays: full payment required.
• Two or more nights: 50% deposit required.

Cancellations

• Up to 21 days before check-in: no penalty.
• Less than 21 days: charged in full unless rebooked.

Dog-Friendly Rooms

• Available: Aster and Hollingsworth.
• $50/night per dog, max two dogs.
• Dogs: 1+ year, housebroken, vaccinated.

Check-In & Check-Out

• Check-in: 3 PM–6 PM.
• Check-out: by 11 AM.

Smoking & Marijuana Policy

• No smoking or marijuana allowed.
• Violations: cancellation + $500 fee.

Household Fees

• Excessive soiling: 20% of room rate.

Governing Law

Massachusetts; disputes in Berkshire County courts.
